What it is and what to check

A home warranty pays for covered repairs or replacement of systems and appliances that fail from normal wear and tear. Homeowners insurance is different: Choice Home Warranty describes it as hazard cover for events like fire and flooding1.

Waiting period. Coverage begins 30 days after enrollment and payment and typically runs 365 days1. For cover from move-in day, buy before the move, or ask whether the seller's contract transfers (Choice Home Warranty says its contracts are 100% transferable3).

Per-claim fee. Each claim carries a $100 trade service call fee paid to the technician, whatever the repair costs1. Count it when you compare a plan's yearly price with likely repairs.

Exclusions. Pre-existing conditions are not covered, and the company may pay cash at its own cost instead of repairing or replacing1. Pools, wells, septic systems and roof leaks are optional add-ons2. Read the full contract before you pay.
